Really I say? Then, I patiently explain to them how those computer models work:
Draw a 1 mile radius around the home selected. Then, average the cost per square foot of every home sold. Multiply that times the square footage in your desired home. That is how they come up with their GUESSTIMATES. Remodeled, falling down, much larger or smaller home, pool, patio, age of home, different neighborhoods are not in the value. If a freeway divides zip codes, or even cities, they do not care. See where I'm going with this? In every city, different neighborhoods have different values. Even a city street can divide neighborhoods and values change significantly.
The correct way to do an Accurate Property Valuation is have a Professional do it. You can order an Appraisal, or contact a Realtor that is familiar with the area. I have even started showing up with that Analysis, (CMA) for the client to see and understand. I like educating my clients anyway, so this is a great tool. I only wish that I had done this years ago.
